This inspection was a doozy. I was hired by an out-of-state buyer to look at an RV in the Phoenix area sitting on a lot that was “like a dealership, but not really a dealership.” At first glance it didn’t look terrible, but once I started digging in, it was red flag after red flag. In the video I break it into four parts—exterior, life safety, interior/water systems, and electrical—because this rig had pretty much everything wrong with it packed into one inspection. On the exterior I found evidence of damage, major roof sealant failures (gaps, holes, cracking, old yellowing sealant), and a cabover seam with missing sealant along the entire line. The slide floor had swelling/lumps that screamed water intrusion and rot. Then we get into life safety: 2020 tires with heavy checking, dangerously low PSI, and uneven wear (a blowout waiting to happen), plus outdated CO/LP detectors. I also smelled propane but couldn’t do a proper leak test due to no external test port—so I advised a propane specialist. Inside, I chased multiple water leaks (faucet, behind the toilet, and the tank itself), found a bathroom door section completely missing, and saw window separation/gaps. Electrically, the dead coach battery, breaker popping under load, AC compressor failure, non-working control panel, TVs, seat functions, and loose wires dragging underneath sealed the deal: this is exactly why you don’t skip an inspection before you buy.
