In this inspection, I looked at a 2019 Forest River Berkshire XL diesel pusher that looked absolutely gorgeous on the outside—clean, luxury finishes, the whole nine yards. But once I got on the roof, I started seeing neglected sealant that needed attention around the caps and roof components. Then I ran the slides and things got wonky fast: bumping and grinding noises, the control panel timing out mid-movement, and the slide slowing down like it wasn’t getting enough voltage. Inside, I found pencils, toys, and debris under multiple slides (huge deal), plus a bedroom slide that was visibly out of alignment. As I moved through the systems, the theme kept being electrical and maintenance. Tires were dated 2018 and needed replacement, batteries had low distilled water and even a loose connection, and the lighting/control panels were acting weird—some panels didn’t work at all, and turning on one set of lights would shut off another. The water pump cycled every 3–4 minutes like there was a leak or pump issue, one induction burner didn’t work, one of the two furnaces didn’t work, and I found an outlet with no polarity. The big finale was under the kitchen cabinets: evidence of a prior major leak (dark staining that could be mold) and mouse droppings. Rodents can mean chewed wiring and expensive troubleshooting, and combined with life-safety items being out of date, this was an RV I would personally stay away from. My client walked—and that was the right call.
