In this RV inspection, I uncover major red flags that could have cost my client thousands in repairs if she had purchased this RV for full-time living. From active water leaks and rot under the sink to delamination on the front cap, brake light damage, and rear differential leaking, this 2017 Freelander has more than just cosmetic issues. As a certified RV inspector and registered technician, I walk you through what I found and explain why each issue matters - including outdated life safety items, checking on tires, and poor fit and finish that makes this rig a risky investment for full-timers. 📌 Major issues discovered: Active leak under the sink with rotted wood Delamination across the front cap Signs of water intrusion in the rear cargo area Brake lights pulling away from rear cap with visible holes Rear differential actively leaking Tires showing checking, not even 5 years old Expired propane and carbon monoxide detectors Loose drawers, poor cabinet construction, and tight shower doors 👉 If you're considering buying an RV - don't skip the inspection! About This Video

In this inspection video, I walk you through a 2017 Coachman Freelander my client was seriously considering for full-time living—and I’m telling you, this is one you need to watch all the way to the end. Right off the bat I found an active leak under the kitchen sink, and it wasn’t “just a leak”—there was rot. This is also the second Freelander I’ve inspected with the exact same leak in the same spot, which is a big deal. I used my flashlight and camera to look as far back as I could, and there were stains and rotted wood that showed this wasn’t a new problem. Up on the roof, the front cap was wavy and delaminated across the whole area where the cap meets the roof trim. It may have started as a manufacturing defect, but with patched sealant and more holes along that seam, water intrusion is absolutely on the table. In the rear, I found signs of water intrusion near the cargo door, loose hardware, missing light caps, and both brake lights pulling away with exposed holes—prime spots for water to get in. Add in tires with checking (not even five years old), an actively leaking rear differential (needs an auto mechanic), expired CO/propane detectors, and poor fit-and-finish issues, and in my opinion this rig was a risky buy for a full-timer. My client ultimately walked away—and I was very happy to see her do it.
