Pitching an offer isn't about taking a percentage off the asking price, it is about working out what the property means to you as an investor. The asking price is ultimately decided on through the mutual agreement of the vendor and the estate agent. We rarely will know the full picture of how they arrived at that figure: The agent may have looked at many, many comparable properties or merely taken a figure from the vendor that they were insistent on. Know why you want the property, know what it is worth to you and then make your offer.
