This one may have slipped under the radar, but it could have a meaningful impact on the housing market over the next few years — and on buy to let investors in particular. Back in March, lenders were given the green light to relax mortgage stress tests for some residential borrowers on fixes under five years. In simple terms, that means some buyers may now be able to borrow more than they could before. That sounds like good news… but as ever with property, it’s not quite that simple. In this video I cover: What mortgage stress tests actually are (and why they mattered) What’s changed — and what hasn’t Why relaxed stress tests could push house prices higher What Savills think this could mean for transactions and prices Why this matters to buy to let investors, even though the rule change is residential Why some BTL lenders are quietly cutting stress test rates anyway And why you still need to stress test your own deals — even if the bank doesn’t Some lenders clearly think interest rates are heading down and the market is stable enough to loosen things slightly. That could make refinancing and new borrowing easier for investors — but only if the wider economy cooperates. As always, don’t get carried away by headlines.
