Buy-to-Let Rates: Still Calm, But Residential Just Blinked Buy-to-let mortgage rates have had a relatively quiet month — but if you’ve been watching the residential mortgage market, you might’ve noticed something: rates are creeping back up. In this video, I break down exactly what’s going on, why it matters for BTL investors, and what might happen next. Nationwide, Virgin and Barclays have all nudged up residential fixed rates recently, despite the Bank of England holding base rate at 4%. And while buy-to-let mortgage rates haven’t moved much (still around 4.9% for two-year fixes, and 5.2% for five-year fixes), the real question is whether they’ll stay there — or follow residential up.
