How Can I Do My Kitchens & Bathrooms So Cheaply? Because they are small properties, take a look.

I think there is a lot of misunderstanding around the figures I give for a typical refurb of one of my properties, especially when it comes to the cost of fitting the kitchens and bathrooms. Many people just don't get how they can be that cheap. As an idea (at Sept 2021), a typical kitchen would be about £1,500 give or take, including cooker and hob, and including labour. A bathroom would be about £1,000 and that often includes tiling. There's several things to bear in mind. First, a typical buy to let (of mine) is not that large.By definition, it's a lower priced, cheap and cheerful property, like a terraced house, and the kitchen often isn't that big. Second, my properties are up north and labour rates will be cheaper than, say,London and the south east. Third, the specification is fine for a rental property but it won't be as fully specified as for a flip to sell onto an owner occupier. Fourth, I shop around for the components of my kitchens. Fifth, whoever fits it will invariably be self employed, and not VAT registered, and that saves 20% on that cost. By the way, that's not a scam, it's just that they turnover less as a Sole Trader than the VAT threshold. I think the misunderstanding comes when whoever I am talking to imagines trying to do their own kitchen at home at that cost, which many of us wouldn't be able to do.
