This creates significant problems, leading to the host's calendar not being up-to-date and can cause overbooking. This issue is more critical if the host relies solely on a multi-calendar for booking management. When an alteration request on a booking is accepted by the guest (or by the host), the new date and room information is not updated on the booking calendar for many hours (particularly in the multi-calendar). Such delay can lead to overbooking and create very serious consequences. Airbnb even allows the host to receive a free host cancellation if they can demonstrate it was caused by outdated Airbnb calendar information. This problem can be exacerbated if a Third Party Property Management System is used in conjunction with the Airbnb website, as it becomes harder to determine which side caused the problem. Solution: As long as the host understands that Airbnb typically does not update alteration request information in a timely manner, they have resolved half of the problem. Once an alteration request has been accepted, the host should place remarks on the corresponding dates in the booking calendar. They may further use higher listing rates to soft block the related dates. Be aware that higher rates can negatively impact future bookings of the listing if they are not reverted back to the normal rate.
