So what was supposed to be a casual open house turned into a full week of due diligence: inspector calls, specialty inspections, mortgage number-crunching, and town questions about sewer hookups and more. We submitted an offer feeling genuinely comfortable—like, “I can sleep at night” comfortable—because I added buffer to the budget and asked a million questions. Then the emotional rollercoaster hit: our offer had an expiration, the seller’s agent went quiet, we granted an extension because the sale was emotional, and then… silence. In the end, it closed for someone else. It was heartbreaking, but also a reality check: house hunting in this market is brutal out here, and if you know someone going through it, please check on them. We are not well.
