Homes are taking longer to sell, buyers are hesitant, and with the Fed holding interest rates steady, the big question I keep getting is: are we officially in a buyer’s market? To answer that, I track five key stats every month—inventory, days on market, buyer demand (what’s going under contract), year-over-year changes, and price reductions. Here’s the headline: LA County inventory is up 18% year-over-year, and some of the jump is dramatic in specific pockets—Brentwood is up about 70% and Santa Monica is up around 55%. I also talk through neighborhood-by-neighborhood numbers for Toluca Lake, Studio City, Sherman Oaks, Encino, Santa Monica, Brentwood, and Beverly Hills so you can see where the shift is happening (and where it isn’t).
