In today’s Vlogmas Day 23, I’m taking y’all inside a real-life new construction walkthrough—mess and all—because I wanted you to see what a build actually looks like while contractors are still working. This is a townhouse unit and it’s coming along really, really well. I point out the upgrades I’m loving, like the fixtures, the state-of-the-art thermostat, upgraded appliances, the gas stove, and that beautiful sliding door. I also show you how this layout functions as what I call a “front-loaded” home—where the master, laundry, pantry, extra storage, and even the half bath are all downstairs toward the front. I also break down what I’m looking for during a pre-walk and why you’re going to walk through a new build multiple times before closing, including that final final walkthrough. I talk about what’s normal at this stage (unfinished details, dirty floors, loose ends) versus what should make you ask questions. From the carpet grade to the attic setup (not a pull-down), I’m giving you the kind of details builders don’t always explain. And overall? From my professional experience, this home is about 85% done and on target for completion by the deadline.
