Real Estate Market Update: October 2025 | Raleigh / Durham, North Carolina

Hello everyone! I hope you are having a great Fall! Check out my latest video for what's going on in the real estate market. Key points include: IN THE TRIANGLE: - New listings are up! - Sales are up! - Home price growth is flat/stable. - Sellers are reducing prices and coming off their list prices in order to sell. MONTH OVER MONTH: Our month's supply is growing, but still a long way from a 6 month supply. A 6 month supply is a normal and balanced market. However, if rates have a meaningful drop, more buyers will enter the market. According to the National Association of Realtors, if rates drop to 6%, 5.5 million buyers will enter the market nationally! TODAY'S REAL ESTATE MARKET FOCUSED ON RALEIGH, CARY & DURHAM: New listings are over 3700. If you are a buyer today, there are more homes available today than there have been in the past! Pending listings over 1500. Closed sales so far this month over 475. We are on track with last year and last month's sales pace. NATIONALLY: 5th consecutive month with over 1 million listings available for sale. More price reductions! Over 20% of listings had a price reduction in August. Home price growth, while still projecting to be positive, is moderating even more. The top 50 metros are split almost 50/50! Some of the areas that are seeing strong price growth have lower median prices. Some of the areas seeing declines saw massive price growth during the pandemic and are now experiencing a market correction. PROJECTIONS GOING FORWARD: Mortgage rates are expected to stay between 6% and 6.5%. Home prices are expected to continue to increase over the next 4 years. Even the most pessimistic are projecting approximately a 5% increase. Home sales are expected to increase this year and in 2026. As always, feel free to reach out if you have any questions!
