On average, sellers are coming off their list price by about 3%. Inventory levels are now at or above pre-pandemic levels, giving buyers more options than in years past. 📍 Recent Local Data (Cary, Raleigh & Durham): Homes available: 3,487 Homes under contract: 1,623 Homes sold in July: 1,223 (up from last year ✅) 🌎 National Trends: The South and West are seeing sharper slowdowns, with more sellers than buyers, while the Northeast and Midwest remain tighter markets.
