Check out the Mid Winter Market Update, a little bit different than updates I've done in the past. This one focuses on where buyers are purchasing today, what type of housing are they looking for, what states are growing, and which states are people moving from. Key points include: Over the last three months, buyers searching for homes have been focusing heavily on the Sun Belt. The top destination states include: · Florida · Arizona · North Carolina · Tennessee · South Carolina The states people are most often moving from include California and New York. Recent migration data shows that North Carolina and South Carolina are two of the biggest winners when it comes to population growth. Two types of homes are especially popular: · New construction: Where builders can offer interest rate buydowns or price incentives. · Move-in ready homes: That are priced correctly and don’t need major work. Nationally, buyers are moving toward the Sun Belt. North Carolina continues to increase in population. Locally, as Raleigh, Cary, and Durham become more expensive, buyers look just outside for newer homes, larger lots, and lower monthly payments. Raleigh, Cary, and Durham are all active, but more balanced than they were a year ago.
