The training also includes a community and higher-ticket mentorship options. But here’s where the issues start. The beginner course costs thousands, while mentorship is reported to run as high as $30,000. That doesn’t include the cost of land, permits, or construction. Students also report vague training, limited support, and upsells disguised as coaching. The business model itself is high-risk. You’re at the mercy of zoning laws, market fluctuations, construction delays, and increasing short-term rental regulations. Flipping raw land isn’t as simple as advertised, and once a property is sold, you’re right back to hunting for the next deal. It’s more of a gamble than a scalable system. That’s why I prefer models like Digital Leasing (Rank & Rent). Instead of gambling on physical real estate, you build small websites for local service niches, rank them on Google, and lease the leads to real business owners.
