Traditional Banks and Lending Institutions 2. Self-Financing (Using a 401k or Roth IRA) 3. Private Lending Typical private loan example: After Repaired Value (ARV): $135,000 Estimated Repairs: $26,000 Purchase Price: $66,000 Closing / Holding Costs: $2,500 Total Private Loan: $94,500 LTV: 70% Loan Terms 10%: ($788/month) Loan Length: 6 months Total Interest Paid to Lender: $4,728 Lender Total Payoff: $99,228 So, in this case, the lender makes a $94,500 loan to a real estate investor. The real estate investor pays the lender 10% annual interest rate on their money and the loan was out for 6 months. Each month the lender earns $788 and after 6 months, the lender was paid $99,228 for their initial $94,500 loan. 4. Hard Money Lending 5.
