Hi guys, just want to answer a question I get asked a great deal. What's better for investment or owner occupier; a house (a free-standing house that is) or an apartment? I'll give you my personal take on this and this is just from years of experience in this industry. The component that goes up or appreciates over time is the land. That's what goes up the the building itself. It depreciates over time, which is expected. Buildings run down. So the more land content you have in your investment or in your property, the more capital growth you'll get over time. So obviously the ultimate is a free-standing house with land, even acreage. The next thing is the next best thing would be a duplex, because then you own half a block triplex and then a four pack or a six pack of units. And as it thins out or dilutes, that means that the more dense the building becomes, such as a high rise, which may have 200 units in it, you then own 1-2 hundredths of the land that that building is on. So the component of land versus building is quite small. So the path that's appreciating over time is small. The path that's depreciating over time is the building, which is the main, the main part of your investment. So over time, apartments, especially in a high-density environment will not experience the same capital growth as a freestanding dwelling. But at the end of the day, you need to buy what's within your budget of course. And especially if you want to be in a certain location, you may not be able to afford a free standing house. So it's horses for courses and what suits you. But that's my take on which one is better over time. Cheers guys, happy investing.
